Gadlas Farm is an increasingly rare gem not to be missed
In these days where similar properties are almost always split up for development. Gadlas Farm remains intact, with its beautiful and functional brick and slate stable yard adjoining a spacious family home and surrounded by its own, high quality grazing land.

All in all, Gadlas Farm is a remarkable house located in a remarkable and largely undiscovered area where the best of all worlds can be enjoyed.

The house is extremely deceptive with the neat Georgian like front façade hiding what is, in fact a very large, yet very easily managed 6-bedroomed house. Believed to be built in early Victorian times, the accommodation is arranged over three floors as follows:

GROUND FLOOR: (note all features are fully functional; all ground and first floor rooms have traditional panelled doors)
Main entrance Hall from front entry door with window light over

Lounge with mahogany Art Deco fireplace, original sash windows and pine shutters

Library / Music room with cast iron fireplace – ‘the arts’ design; original sash windows and pine shutters

Dining room with cast iron and tile fireplace

Study room

Breakfast/ kitchen with bespoke oak fitted kitchen and granite worktops
Aga six-four with mains gas hob and electric ovens
Spacious pantry off
Fired Earth slate tile floors throughout.

Family room with solid oak floor

Solid oak door to cloakroom and laundry room with boiler and airing cupboards

W.C

Inner hall with slate floor

LOWER GROUND FLOOR:
Brick stairs down to cellar with perfect wine storage temperature

FIRST FLOOR:
The original staircase with pretty feature timber work leads to First Floor comprising (off large landing area with sash windows):

Extensive principal bedroom suite with cast iron fireplace and sash window; five piece en suite bathroom with separate shower and claw foot bath, sauna, store cupboard and large dressing room

2 double guest rooms, one with cast iron fireplace and sash windows

Guest bathroom: 4 piece including the property’s original Victorian claw foot bath

Under-stair storage cupboard

SECOND FLOOR:
Another staircase leads to second floor with large study landing and original boarded pine doors opening to:

3 further double bedrooms with beamed ceilings and original style multi paned windows

Surprisingly large and modern bathroom with separate shower cubicle and huge Jacuzzi bath, beamed ceiling

The house is completely and tastefully refurbished throughout including:
Rewired
Replumbed
New gas central heating with Victorian style radiators throughout
Treatment plant
Re-roofed
OUTSIDE:
Exiting from the kitchen there is a brick building, currently functioning as a gymnasium – would make great pool room! There are gardens surrounding the house with main lawn areas to the front and a cosy walled area to the rear; easy care, shrub planted and wood chipped borders. There is a sheltered south facing vegetable plot, soft fruit bushes and herbs; fruit trees flank the main drive.

EQUESTRIAN FACILITIES:
Close to the house, the excellent equestrian facilities begin:
Original brick and slate farm yard now comprising 14 roomy loose boxes, (one a foaling box with heat lamps, ten with internal service corridor for comfortable management); large wash down with hot water and solarium area, blacksmith standing area, garage, woodstore, implement shed (also used as youngstock pen), huge tack store with gas central heating and hot water

Also on this main yard we have:

Holiday Flat: created over the tack room from the former grain store, 2-double-bedroomed, tiled bathroom and spacious open plan lounge/kitchen area; original beams and features. Gas central heating.

Office: originally the shire horse stalls and hay loft, 2 storey with kitchen, w.c. and spacious storage floor. Gas central heating
Behind the main yard is a further arrangement of buildings and facilities – unusually for this type of property they are very neatly positioned:

Large Dutch barn

Large Brick Barn currently containing five pens but would equally house 20+ stables

Further 3 block built barns, one of which is two storey

Open metal shed

5-Horse Claydon walker with rubber paved ‘turning’ track, electric pushers and brakes

Two outdoor riding arenas: Main arena, floodlit, 70 x 33 metres and has been used to host BSJA shows – top Charles Britton surface and rider knee saving ‘leaning’ fence; second/warm up arena, 40x20 metres, again with Charles Britton surface.

Breaking/ Lunging pen with high fence – ideal for loose schooling

Land can be offered from a small acreage up to 92 acres to suit the purchaser’s requirements. Good rental income available from winter sheep, or summer cattle / horses. Produces first class hay or haylage crop every year (sometimes two!)

One field (adjoining warm up arena) has permission as grass arena.

Huge areas of hard standing, concrete yards, a great Victorian yard drainage system including large water store underneath one of stable wings.

Mains gas, mains water throughout, including water to all fields

OTHER PERMISSIONS & FEATURES:

There is full planning approval for a c. six furlong gallop and a 1.5 acre water store. The latter is sited on a field which already boasts beautiful bull rush bed and will be a prime landscape and wildlife feature when complete.

There are two large ponds on the property.

In a paddock close to the house, a rectangular raised and ditched area is the site of a former mediaeval fortified farmhouse which is an English Heritage site.

Extensive tree planting was undertaken in 2002, with several thousand mixed deciduous trees forming extensive copses and woodland rides. Grant supported, this forms an attractive ecologically friendly feature or alternatively represents a potential source of future income.
